Buying Property in Courchevel — Legal Framework for International Buyers

France imposes no restrictions on foreign nationals purchasing property. Any individual, regardless of nationality or residency status, may purchase property in Courchevel subject to the standard French acquisition process. There is no equivalent of the Swiss Lex Koller legislation.

The French property acquisition process involves a notaire (notary), who is appointed by the state and acts for both parties in the transaction. Buyers are strongly advised to appoint independent legal counsel in addition to the notaire. The process typically involves a preliminary contract (compromis de vente or promesse de vente), followed by a mandatory cooling-off period, and then the final deed of sale (acte authentique de vente).

Notaire fees and transfer taxes (frais de notaire) are approximately 7–8% of the purchase price for existing properties and 2–3% for new-build properties. These costs are borne by the buyer. Mandatory pre-emption rights (droits de préemption) apply in some cases — the commune or other public bodies have the right to purchase the property at the agreed price before the sale completes.

International buyers frequently acquire French property through a Société Civile Immobilière (SCI) — a French civil property company. An SCI can simplify inheritance planning, facilitate co-ownership and provide certain tax advantages for non-resident buyers. The decision to acquire through an SCI should be made in consultation with a French tax adviser before the acquisition process begins.
